Senior Vice President and Controller

Teresa S. James is a Senior Vice President and the Controller for Worth and Associates. Since 1999, Teresa has worked closely with Bob, Clint and Jordan and the Worth Team in developing and investing in commercial real estate, all while diligently managing the accounting team. The Worth accounting team is affectionately known as “The Implementers". When partnership is formed, a building designed, or a complicated lease is created, the accounting team will keep it on track. Her contributions include the supervision of existing projects and managing partners’ investments.

Teresa’s “accounting fun" includes cutting the fastest commission checks in town, making partners’ preferred returns distributions, working through 1031 “Like-Kind" Exchanges and obtaining IRS Section 179D Tax Deductions for energy efficient buildings. A couple of Teresa’s newsworthy accomplishments at Worth has been working with UTSA students and The Ecumenical Center, where Worth & Associates was a 2008 award winner. In 2016, she helped Worth & Associates win the PLANSPONSOR of the year award for 401(k) plans under $15 million.

A 1989 Texas Lutheran College graduate, Teresa started her career in public accounting with five years with Padgett, Stratemann & Co., L.L.P., South Texas’ largest locally owned accounting firm. While working in the auditing department, her primary specializations were in the construction and manufacturing industries.  In addition earning her CPA designation in 1992, Teresa became a CGMA – Chartered Global Management Accountant in 2012.

Additionally, Teresa is an active member of Community Bible Church, and a strong advocate for decent and affordable housing through her service as long term volunteer and member of the Board of Directors of Habitat for Humanity of San Antonio (HFHSA). She has served as Board Secretary, Treasurer, and is currently Vice Chair. She continues to provide leadership and governance as HFHSA builds 50-60 homes each year with hard-working families.  Teresa is also a long-term and active member of the San Antonio Chapter of CPAs.  She has served on several committees, with her favorite being the FUNLYMPICS committee, which annually benefits 350+ local children from disadvantaged families with a “field day”.  The kids receive a half-day of fun, food and entertainment and are sent off with a smile and a backpack full of school supplies. Teresa and her husband Joe enjoy cycling on Hardberger trails, hiking in the Ozarks, enjoying a glass of wine in Fredericksburg and scuba diving whenever they can!
