Teresa S. James is a Senior Vice President and the Controller for Worth & Associates. Since 1999, Teresa has worked closely with Bob, Clint & Jordan and the Worth Team in developing and investing in commercial real estate, all while diligently managing the accounting team.  The Worth accounting team is affectionally known as “The Implementers”.  When a partnership is formed, a building designed, or a complicated lease is created, the accounting team will start it up and keep it on track.  Her contributions include the supervision of existing projects and managing partners’ investments.

Teresa’s “accounting fun” includes cutting the fastest commission checks in town, making partners’ preferred returns distributions, working through 1031”Like-Kind” Exchanges and obtaining IRS Section 179D Tax Deductions for energy efficient buildings. Teresa had the pleasure of working with a group of UTSA students during their ethics class, interviewing San Antonio companies. As a result, The Ecumenical Center selected Worth & Associates as one of the companies to receive the 2008 ETHICS Award.  In 2016, Teresa assisted Worth & Associates win the National PLANSPONSOR of the year award for 401(k) plans under $15mm.

After graduating from Texas Lutheran College, Teresa started her career in public accounting with five years with Padgett, Stratemann & Co., L.L.P., (at that time they were South Texas’ largest locally owned accounting firm). While working in the auditing department, her primary specializations were in the construction and manufacturing industries.  In addition to earning her CPA designation, Teresa also became a CGMA – Chartered Global Management Accountant.

Teresa is a strong advocate for decent and affordable housing through her service as a long-term volunteer and member of the Board of Directors of Habitat for Humanity of San Antonio (HFHSA). Since joining the HFSA Board in 2009, Teresa has served as Board Secretary, Vice Chair and is currently the Treasurer. She continues to provide leadership and governance as HFHSA builds 50-60 homes each year with hard-working families. 

Teresa is also a long-term and active member of the San Antonio Chapter of CPAs. She was recognized as the “2016 Distinguished Service Award for Business & Industry Member”.  She has served on several committees, with her favorite being the FUNLYMPICS committee, which annually benefits 350+ local children from disadvantaged families with a “field day”.  The kids receive a half day of fun, food and entertainment and are sent off with a smile and backpack full of school supplies.  Teresa and her husband, Joe, enjoy spending time with their daughter and her husband, cycling on the San Antonio trails, enjoying the Texas Hill Country and getting in the Caribbean Ocean whenever possible!!!
